The Esplanade, Maribyrnong: Melbourne sleeper waterfront stretch suburbs most exclusive

A luxury strip filled with multimillion-dollar houses has been revealed as Maribyrnong’s most exclusive street.

The Esplanade, which runs along the Maribyrnong River, offers buyers the rare chance to own a waterfront property in the inner northwest, and the premier street is also home to the suburb’s priciest pads.

A four-bedroom homestead at 96 The Esplanade holds the suburb record for the most expensive residential sale with its $4.15m sale in 2018, according to CoreLogic records.

A post-war, 2023sq m property at No. 88 notched the second highest price of $3.4m, in 2017.

And now a four-bedroom residence at 10 The Esplanade is on the market with a $3.25m price tag.

The modern property features an entertainer’s terrace complete with a pool and spa, plus an impressive four-car garage.

Nelson Alexander Ascot Vale’s Jason Marston said The Esplanade could be the “best street in Maribyrnong,” with “many, many properties worth more than $5m”.

“I think there’s one that’s getting built that’s going to be (worth) over $10m and there are others which have been renovated that haven’t been on market,” Mr Marston said.

“There’s some very high profile business people who live in the street.”

The agent said “multimillion-dollar renovations” were happening more often, which had increased the value of the exclusive string of homes.

“The Boulevard on the opposite side (of the river) is a bit more well known, but The Esplanade is a real sleeper for Melbourne,” Mr Marston added.

“You’re probably only 8km from the CBD … and being down by the by the Maribyrnong River, it’s a real recreational playground.”

Rowing clubs, walking trails, cafes and the locally renowned Angler’s Tavern were all on offer in the area.

The location also offered easy access to Highpoint Shopping Centre.

Mr Marston said No. 10 was the ideal family home for “those who want to entertain”.

“You’ve got the north-facing backyard so it gets flooded with sunlight,” he said.

A built-in barbecue, multiple living zones and the kitchen with butler’s pantry were additional highlights of the listing.

“I know better areas that haven’t got houses of this quality,” Mr Marston added.

“And you wouldn’t be able to buy it for under $5m if it was in one of the more expensive Melbourne suburbs – even in Essendon nearby, it would be over.”

The house is for private sale.
